What I do with your information

Short version: I collect what you type into my contact form, I use it to reply to you, and that's it. I don't track you, I don't run ads, and I don't sell anything about you to anyone.

What this site collects

Almost nothing until you fill in the contact form. This site sets no cookies, stores nothing in your browser, and runs no advertising pixels or tracking scripts. There is no banner asking you to accept anything, because there is nothing that needs your consent.

I do count visits, using Vercel Web Analytics. It records that a page was viewed, roughly where in the world from, and on what kind of device. It uses no cookies, cannot follow you to other websites, and I cannot tell who you are from it. If you turn on Do Not Track or Global Privacy Control, it does not count you at all.

When you do send me a message, I receive what you chose to type: your name, your email address, your phone number if you added it, which services you ticked, your timeline if you picked one, and your message.

What I use it for

To reply to you, and to carry on the conversation if you want one. That is the only reason I have it.

I don't add you to a mailing list, I don't pass you to a lead service, and I don't sell or rent your details. If you ask a question and decide not to go further, that's the end of it.

Who else touches it

  • Web3Forms, which delivers form submissions to my email inbox. They pass the message along and do not use it for their own purposes.
  • My email provider, which is where your message lands and stays.
  • Vercel, which hosts this site and provides the visit counting. Like any web host it keeps short-term server logs, including IP addresses, for security and reliability. The analytics themselves store no cookie and no identifier for you.
  • If we work together, the lenders, title companies, escrow officers or agents your transaction requires. I'll tell you who at the time, and only what they need.

How long I keep it

Inquiries stay in my inbox so I can pick up where we left off. Records tied to an actual transaction are kept as long as real estate and lending rules require, which is longer than I would otherwise choose.

Your choices

Email me at stumbleonmiranda@gmail.com or call 415-678-6476 and ask me to show you what I have, correct it, or delete it. I'll do it, and I won't ask you to justify the request.

California residents have specific rights around personal information under state law. I'm happy to honor those requests whether or not my business is large enough to be covered by that law.

Security, and being honest about it

This site is served over an encrypted connection and I keep the number of places your details travel as small as I can. No website can promise perfect security, and I'm not going to pretend otherwise. Please don't send Social Security numbers, account numbers or documents through the contact form. Once we're working together I'll give you a secure way to send those.

Children

This site is meant for adults and I don't knowingly collect information from anyone under 18.

Changes

If I add anything that changes this, a booking tool or advertising pixel for instance, I'll update this page and the date on it. Last updated September 9, 2026.
