What people actually ask me
Do I have to sell before I can buy?
Usually not, but it changes the order of things. We look at what you owe, what your place is worth and what you'd qualify for, then decide which moves first. That conversation costs nothing.
What if my credit isn't great?
Tell me anyway. I'd rather look at the real numbers and tell you where you stand than have you assume the answer is no. Sometimes it's a few months of work. Sometimes it's nothing at all.
How fast does this actually move?
It depends on the house and the lender. What I can tell you is that having your Realtor and your loan officer be the same person removes the slowest part, the waiting for someone else to call back.
Aren't reverse mortgages a bad idea?
For some people, yes. It's a loan, not a government benefit, and it isn't right for everyone. That's why I teach a free class about it instead of selling it, and why nobody gets a follow-up call afterward.
